Initiation Phase
Analysis wishes & regulations: The preconditions within which the project must be developed are made clear. Is it a new construction project or a renovation of an existing building? What are the cadastral boundaries? What is possible with building permit-free? What is possible within the zoning plan? Is it possible to realize an extension, roof construction or both? Or will it remain with an internal renovation? What about the municipal waste policy? What is in the welfare note? The architect collects the Information with which these questions can be answered.
Analysis existing condition: Photos will be taken on location. If you do not (yet) have drawings of the existing situation, these will be requested from the municipality or the provincial archives. On site, the architect will carry out additional measurements to check and/or supplement the drawings of the existing condition. Subsequently, the plans, elevations and cross-sections of the existing situation will be recorded on a drawing. This drawing will form the basis for the elaboration of the design and will also serve as one of the submission requirements for the permit application later in the process.
Sketch design: Now that the existing situation has been established, the aesthetic and regulatory preconditions are known and the project principles have also been sufficiently defined, the first step of the so-called design phases, namely the sketch design, can be started. The draft design will provide insight into the spatial and functional design of the future building. At the end of this phase, the draft design will be presented to the client. For smaller projects, the sketch design phase can be directly combined with the next phase: the preliminary design.
